The cheapest sensible way to replace a garage door in Cranbourne, and where cheap costs you twice

Budget, mid and premium: what you actually get and give up

The straight recommendation: if there is a habitable room above or behind the garage, take the mid tier and do not think about it again. If there is not, take the budget tier but spend the two upgrades that matter on it anyway: 25,000-cycle springs ($120 to $260) and an opener rated above your door area rather than at it ($150 to $400). That is a $2,700 to $3,600 job that behaves like a $4,000 one.
Where you can safely save money
Keep the opening standard
Stock Australian door sizes are 2,400mm and 3,000mm wide for singles and 4,800mm, 5,000mm and 5,400mm for doubles, in 2,100mm and 2,400mm heights. A door made to a non-stock width adds $300 to $900 and often a week or two of lead time. If your opening is within about 50mm of a stock size, the installer packs the difference and you pay nothing extra. Measure first: the method is on how much door and motor you need.
Take a stock colour
Stock Colorbond colours are usually on a truck within a week to ten business days. A special-order colour or a woodgrain wrap adds 8 to 15 per cent to the door and two to four weeks to the wait. Surfmist, Basalt, Woodland Grey, Monument and Classic Cream cover the overwhelming majority of Casey roofs, and one of them almost certainly matches yours.
Keep a healthy opener
If your existing opener is under about eight years old, runs quietly, has a working auto-reverse and is rated for the area of the new door, keep it. That is $700 to $1,400 straight off the quote. It is only worth swapping if the new door is heavier than the old one, which insulated panels usually are. Have the installer check the rated door area on the motor head plate before you decide, and see motor swap options if it does need replacing.
Do the prep yourself
Clear a two-metre working zone inside the opening, take everything off the walls beside the door and off the ceiling along the door track, move the cars off the driveway and out of the street directly in front of the house. An hour of your Saturday saves an hour of two installers, and on some jobs it is the difference between finishing in one visit and coming back. Stage the work
You do not have to buy the smart features on day one. A Wi-Fi module retrofits to most current openers for $150 to $300 fitted, so the door and motor can go in now and the app control can wait until the next pay cycle. The same applies to a second remote, a keypad or a battery backup module. What cannot be staged is the springs and the track, because retrofitting those means paying a second call-out.
Book off-peak
Door prices do not swing seasonally, but availability does. June to August is our quietest run in Casey and a mid-week booking in that window is far easier to schedule and far less likely to be bumped by an emergency spring call-out. December through February is the busiest stretch of the year, and lead times on non-stock doors stretch with it.

Where saving money is a false economy
These are the savings we see people make and then pay for a second time, usually within two years. Every figure below is what the second visit actually costs once you include a call-out.
- Replacing one spring instead of the pair. Saves $60 to $120. Springs are fitted as a matched pair and wear at the same rate, so the survivor typically goes within 12 to 18 months. The return visit is a $120 to $180 call-out plus $280 to $480 for the spring, and in the meantime the unbalanced door hammers the opener.
- Reusing 15-year-old tracks, brackets and rollers on a new door. Saves $200 to $450. Worn tracks put a new door out of alignment from day one, the new panels scuff, and the warranty claim gets declined because the door was not installed to the manufacturer specification.
- An unbranded opener with no local spares. Saves $200 to $400 up front. When the board fails at year three there is no part, so you buy a whole new opener and pay the labour again. B&D, Merlin, Steel-Line, Centurion, Chamberlain and ATA all have parts available in Melbourne.
- Skipping the seal kit on a flat driveway. Saves $180 to $420. On the flat driveways common in newer Casey estates this is the single most expensive corner to cut, because the bottom panel is the part that rusts and a bottom panel replacement is $380 to $780.
- DIY spring work. Saves a $250 to $550 repair. A torsion spring holds enough stored energy to break bones, and the door itself weighs 55 to 160kg once the spring is gone. Read the spring tension page before you touch a winding bar.
- Cash with no invoice. Saves the GST, apparently. In practice it removes your proof of purchase, which kills the manufacturer warranty on the door and the motor and leaves you nothing to rely on under the consumer guarantees. See warranties in Victoria.
What a suspiciously low quote is leaving out
A double garage door replacement quoted under about $2,000 in Casey is not a bargain, it is an incomplete scope. Before you compare two quotes, check that both of them include all eight of these lines, because the cheap one usually does not.
- Removal and disposal of the old door, $180 to $380. If it is not on the quote, the old door and its springs are staying on your nature strip.
- New springs, not the reused set off the old door.
- The opener, quoted in the same total rather than as a separate job that appears after you have signed.
- Photoelectric safety beams, auto-reverse setup and a manual release. A powered door needs all three under AS 4505 and testing them is part of the handover.
- A wall control and a second remote. Single-remote quotes are common and the second remote afterwards is $60 to $120.
- Making good the reveal, including packing an out-of-plumb jamb, which is routine on reactive-clay slabs across Casey.
- Travel and call-out, if the business charges it separately.
- GST. Ask whether the number you have been given is the amount you pay.
The other thing worth asking for is a certificate of currency for public liability insurance. It costs the installer nothing to send and it is the fastest way to tell a real business from a ute with a magnetic sign.
Rebates, concessions and schemes in Victoria: the honest answer
There is no rebate for a garage door in Victoria. The Victorian Energy Upgrades program covers things like heating, hot water, lighting and appliances, not garage doors, and Solar Victoria programs do not touch them either. The City of Casey does not offer one. If anyone quoting you mentions a government rebate on a garage door, ask them to name the program in writing.
What genuinely does change the maths:
- Buying during a build or a renovation. If the door is inside a builder contract it is priced at trade rates, and upgrading the specification at that point is the cheapest upgrade you will ever get. The difference between a builder-grade single-skin door and an insulated one at contract stage is usually a few hundred dollars, not $1,400.
- Investment properties. A door replacement on a rental is generally treated as a capital works item rather than an immediate deduction, which changes the timing of the benefit rather than removing it. Your accountant is the right person for that, not us. Note also that a Victorian rental provider has to keep the premises in good repair under the residential tenancies rules, so a door that will not close safely is not a wait-and-see item.
- Doing several openings at once. Two doors on one visit saves one call-out and roughly an hour of setup, typically $150 to $300 across the job. The same applies if a neighbour in the same court books the same day.
- Permits. A like-for-like door replacement in an existing opening does not need a building permit in Victoria. Widening the opening or altering the lintel is structural and does need one, either through Casey or a private building surveyor, and that is a several-hundred-dollar line most budget quotes never mention.
When you should not replace the door at all
The cheapest garage door is the one you do not buy. If the panels are straight, the paint is sound and the door is under about ten years old, the problem is almost certainly a spring, a cable, a set of rollers or the opener, and all of those are one-visit repairs between $250 and $1,200. Start with the door will not open, or book a service for $120 to $180 and find out before you spend thousands.
We will also tell you when the budget tier is genuinely the right answer rather than the cheap answer. On a detached Cranbourne West garage that houses a mower and a trailer, an insulated door is money with nowhere to go. On a rental between tenants, a plain stock roller with good springs and a compliant opener is exactly the right specification and anything above it is spending someone else’s money. We would rather fit the $2,600 job and see you again in fifteen years than talk you into the $5,000 one.
